VERY TRENDY MODERN RUSTIC HOME PLAN STYLE WITH WOODEN BEAM ON THE FRONT!
It is impossible not to succumb to the charms of this new transitional style house design, both rustic and country style, but still featuring elements borrowed from the contemporary house style such as windows with dark moldings for example. This new plan # 3153 by Drummmond House Plans, The Barrington, is also very affordable and ideal for first home buyers!
The entrance porch offers a wardrobe and is slightly set back from the living room, keeping the cold / hot away from the common areas, convenient during our winters / hot summers! The lounge area (living room) and the dining room are in open concept and share the heat of a well centered fireplace between these two spaces, as well as a partial cathedral ceiling. The dining room offers a convenient patio door leading to the backyard. Moreover, the dining room is also open to the kitchen allowing a good circulation and communication between the occupants and the cook! The kitchen has an island of 3 'x 4'6' 'which can comfortably accommodate 3 guests.
The master bedroom offers 2 wardrobes, and plenty of natural light. It is located immediately next to the full family bathroom. This last proposes a very effective arrangement with large shower and separate bath tub, toilet, vanity and large linen closet.
The secondary bedroom has a good size walk-in closet. Future bedrooms and a shower room are provided in the basement, but can have different vocations such as a home office, a family room or simply a guest bedroom. You decide!
We thought of an efficient basement layout for the future. The proposal is included in the plan that you will receive but is not taken into account in the construction costs proposed on our site. The planning of the floor layouts and roofing include information such as the weight load of the columns, the beam dimensions, the right direction of the small beams, the location of the reinforced structures and the complete details of the roof. All of this relevant information will assure you a better and a more economical construction. Furthermore, all of our plans comply with the National Building Code norms in place at the time of their creation.
Our plans conform to the standards as listed below:

- Exterior Walls: 6" batt insulation + 1" rigid insulation (total R = 25)
- Roof (house): 12" batt insulation (R40) or blown insulation (+/-10")
- Roof (garage): 12" batt insulation (R40) or blown insulation (+/-10")

OPTION 1: PDF file format - original plan size: 18"x24" or 24"x36"
The "PDF file format - original plan size" is an electronic document identical as the construction blueprint set and it cannot be opened in design softwares (such as AutoCad) but only through ADOBE ACROBAT.
The house plan is provided on its original size which is either 18" x 24" or 24" x 36", depending on the size of the house. It comes with a license allowing you to modify the chosen house, to build only *one (1) house from it, and to print as much as fifteen (15) copies of your plan for your personnal use!
Please note that the purchase of a PDF file format (original plan size) or CAD file format is necessary before any individual, designer, architect, engineer or agency can make any change to a design from the Drummond House Plans' collection. OPTION 2: PDF file format - smaller plan size

The purchase of a full set of blueprints is necessary to acquire the "PDF file format - smaller plan size", since this plan option doesn't allow you to build your home from it. It can only be opened through ADOBE ACROBAT.
CAD File Format
The CAD file format is the electronic version of a house plan that contains all of the same information as a construction blueprint set. It can be opened in most professional design programs such as AutoCad, allowing you to modify the chosen house. It comes with a license allowing you to build only *one (1) house.
