OWLS PERCH - MOUNTAIN RANCH
One of our most popular plans, the Owls Perch has a Craftsman exterior with welcoming front porch. Inside the house you'll find today's open living concept with separate spaces defined with columns for a touch of elegance. The formal dining room, vaulted great room with fireplace and built-ins and island kitchen with pantry and octagonal breakfast area make an inviting space for entertaining and yet feel cozy enough for everyday living. The breakfast area leads to the screened porch. The two bedrooms are split with the secondary bedroom, full bath and linen closet on one side of the house and the master suite with trey ceiling, walk-in closet and garden bath with its own linen closet on the opposite side. The main level laundry is located near the secondary entrance to the house. Here the plan provides for a breezeway to a detached garage if the lot allows. See photo tab for layout with garage.
The terrace level plan provides for 2 additional bedrooms, full bath, rec room, gathering room, sun room and storage to be finished as needed.

Codes
Our designs are drawn to meet the 2012 C.A.B.O. / International Residential Code (I.R.C.). These codes may or may not meet the building codes in your area. It is the responsibility of the builder or contractor to ensure that the design meets or exceeds the appropriate code, including local amendments in the area in which the house is to be built.
Cover Sheet
Includes a drawing index, square footage chart, and usually the front and rear elevations.
Exterior Elevations
All elevations are detailed and shown at ¼” scale, usually over two sheets.
Floor Plans and Square Footage
Our floor plans almost always come in ¼” scale with centerline dimensions and are most commonly shown with 4” walls. 6” exterior walls are available as an optional upgrade. Our square feet measurements only include heated floor space. Therefore, a garage would not be included. The measurements are made from outside the exterior frame (brick is NOT included). Stairs are counted once. Walkways and overlooks in vaulted two-story areas are included in the square footage. Volume areas on the second floor are not counted. Additionally, a 2x floor framing example is provided
Foundations
Basement: Our plans generally come with a daylight basement foundation as standard. They are almost always shown as walk-out basements with 10” walls (not counting framed walls).
Slab: Usually an optional upgrade, we show a typical turned down slab.
Crawl Space: Usually an optional upgrade, we show crawl space foundations with 8” walls and ventilation calculations.
Roof
Each plan includes a 2D and a 3-D roof overview showing all pitches and planes. A 2x framing roof plan is also provided as a framing example.
Electrical Layout
Each plan includes a “path of light” electrical layout for each floor.
Cabinet and Interior Elevations
We do not include cabinet elevation drawings as they are typically provided by the carpenter or cabinet vendor at no charge. Interior elevations are not provided unless it is essential to understanding the construction of the structure.
Typical Details
Each plans comes with typical details for the appropriate foundation, wall sections, roof framing, etc. Details, insulation specifications and any beam or rebar sizing is based on what is typical for the Atlanta, GA area.
License type and plan sets
Blackline sets
A blackline set of plans is not reproducible (cannot be copied) and comes with a license to construct one home or garage. We offer sets of 5, 8 or even additional copies as an add-on. Garage plan are only offered in 5 set copies, but more can be purchased as an add-on. If you want or need to build more than one structure, a reproducible set is what you will need.
Reproducible sets
A reproducible set of plans comes with an unlimited license to build. There are no restrictions on the number of homes or garages that can be built from the set of plans. The purchaser of the license is the one who can build an unlimited amount of structures. Additionally, reproducible sets can be modified by us, or a qualified builder/designer/architect. Keep in mind, that modifications to any plans are considered a derivative work of the original plan. Additionally, the reproducible license is not transferable to another party.
